10 Washington Avenue (District 1)

To residents and property owners: A zoning map amendment application was submitted to the City of Portland Planning Division by Caleb Johnson, representing Hay Runner, LLC.. The applicant is proposing to rezone the property from B-2b to FBC (form based code) at 10 Washington Avenue. The applicant is seeking the rezoning in order to construct a 5 story mixed use structure on the vacant parcel at the corner of Washington Ave. and Congress St. The ground floor area is intended for retail/restaurant uses with residential units above. The majority of the site is within the FBC and the proposal is to bring the entire property into the FBC zone.

In accordance with the Portland Land Use Ordinance, notices of receipt of a map amendment application must be sent to property owners within 500 ft. of of the map amendment (or 1,000 feet if the map amendment is located in an Industrial Zone). 122 Anderson Street - Neighborhood Meeting on Development Plans

A neighborhood meeting will take place to discuss development plans for the proposed site development for a 22,400 sq. ft. industrial/commercial flex-multi-unit, one story building and parking improvements located at 122 Anderson Street.

10-12-16 JOINT PLANNING BOARD AND HISTORIC PRESERVATION BOARD MEETING

58 FORE STREET
To Residents and Property Owners: The Portland Planning Board and Historic Preservation Board will hold a Joint Workshop on the proposed Master Development Plan for the redevelopment of the former Portland Company complex at 58 Fore Street. The site has approximately 10 acres, which is located between Fore Street and the eastern Waterfront. The development of the site will be phased and the uses include commercial, hotel, residential, office, retail, restaurant, marina, and public open space. The proposed floor area for the uses is 958,670 sq. ft. and an additional 435,200 sq. ft. of floor area is proposed for structured parking, resulting in a total area of 1,393,879 sq. ft. The proposal is subject to review under the B-6 Eastern Waterfront Mixed Use Zone, the Eastern Waterfront Port Zone, the Shoreland Zone, and the Master Development Plan standards of the site plan ordinance. A portion of the site is within a historic district. Public comments will be taken at this meeting. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting.

2 Island Avenue, Peaks Island (District 1)  -  Notice of Map Amendment Application to Increase Multi Family Lots

A map amendment application has been submitted to the City of Portland Planning Division by Kevin Carter. The applicant is proposing a text change to the Island Business Zone to allow multi-family lots. The applicant has a purchase agreement for 2 Island Ave. and would like to convert a current 3-unit building to a 12-14-unit building. The proposed text amendments include, but are not limited to, adding multi-family units as a permitted use, reducing the parking requiement per unit, increasing the maximum height to 35 or 47 feet, and decreasing the front and side/rear yard dimensions to 10 and 5 feet, respectively. 

In accordance with the Portland Land Use Ordinance, notices of receipt of a map amendment application must be sent to property owners within 500 ft. of the map amendment (or 1,000 feet if the map amendment is located in an industrial zone). 783 Forest Avenue Conditional Use and Level II Site Alteration Application - A Conditional Use and Level II Site Alteration application was submitted to the City of Portland Planning Division by Stephen Mardigan. The applicant is proposing a used car dealership at 783 Forest Avenue. The site has 12,111 sq. ft. and the previous use was a heating oil dealership. The proposed site improvements include modifications to the curb cuts and landscaping. Car dealerships are a conditional use requiring Planning Board review.
